The Private Standard
For condo and co-op boards

Cooperative & Condo Boards

Operating diagnostics, control design, and a disciplined path from board decision to durable implementation.

The marble lobby of a waterfront residential building, brass detail, looking through tall windows onto open water.
The thesis

Co-op and condo boards often carry institutional responsibility through volunteer time, inherited systems, fragmented records, and vendor relationships that no one has mapped end to end. The Private Standard studies how the association actually operates, clarifies decision rights and controls, and prepares a sequenced transformation brief before a platform or service is selected.

Signals

When the firm
is ready for The Private Standard.

  • 01

The board cannot see one reliable map of systems, records, vendors, and accountable owners.

  • 02

A recurring obligation depends on one director, manager, or inbox.

  • 03

Records, approvals, financial workflows, and resident service operate under different informal rules.

  • 04

The board is considering new technology before agreeing on the process and controls it should support.

What we install

The systems.

  • Association operating diagnostic

A principal-led review of board work, records, financial administration, resident service, vendors, systems, obligations, access, and decision rights, ending in a written executive report.

  • Control and process design

A redesign of intake, approvals, records, escalation, review, and accountability before automation is allowed to amplify the process.

  • Implementation brief

A sequenced specification for product configuration, data preparation, service work, professional review, ownership, acceptance evidence, and change control.

  • Transparent delivery handoff

When LRI Property Connect or LRI Connect Services is the approved implementation path, it proceeds under a separate scope. The Private Standard remains the upstream diagnostic and transformation practice, not the hidden reseller.

Commissions

Two engagements
without a Diagnostic.

Fixed scope, published fee. Here is how each reads for Cooperative & Condo Boards.

A board holds owners' records under a duty it did not personally choose. When custody sits with a vendor or a predecessor, the duty stays with the board regardless.

  • The domain was registered by a managing agent or a former board member.
  • Board mail moves through personal accounts that leave with the term.
  • Nobody can say who still has access to the association's records.

An association that cannot be verified in public is one an owner cannot hold accountable in private.

  • The association has no public presence separate from the managing agent's.
  • Owners cannot find the documents they are entitled to.
  • The board's own correspondence has no verifiable home.
Proof

Anthony Clemenza is President of the Board of Golden Bay Towers, an 89-residence waterfront cooperative in Hallandale Beach. LRI Property Connect was shaped through direct operating experience inside that environment. Product and service delivery remain separately scoped through LRI Connect.
